Most NYC offices we clean fall between $0.05 and $0.15 per square foot per visit, depending on frequency, size, floor mix, and what’s included. Small standalone offices (2,000–5,000 sq ft) typically land around $250–$500 per visit; mid-size (5,000–15,000 sq ft) run $500–$1,500; larger corporate floors go higher.
We don’t publish flat rate cards because every office is different — the last thing you want is a rate that ignores the fact you have two large restrooms, or six kitchens, or a marble lobby. What you want is a real number, based on what your building actually needs.
Here’s how our pricing actually works: we do a 20-minute walk-through (in person or virtual), scope the specifics, and send a written quote within one business day. If it works, we schedule the first clean and lock in a fixed monthly rate — no surprise line items.
What drives the price
- Frequency: 5x/week costs less per visit than 2x/week (fixed setup amortizes across more visits).
- Square footage: the main variable — larger spaces cost more but usually less per square foot.
- Floor type: carpet is cheaper to maintain than marble or hardwood.
- Restrooms and kitchens: the highest-touch spaces — count matters more than square feet.
- Timing: after-hours cleaning is standard; overnight and weekend rates are similar; day porter is a separate line item.
- Special requirements: executive-floor discretion, secure/badged access, kosher kitchen rules, medical-grade disinfection — all price in.

Do you offer flat monthly pricing?
Yes. Once we’ve done a walk-through and agreed on scope, we quote a fixed monthly rate. It doesn’t change unless your needs change (more square footage, added services). No hidden surcharges.
Is there a minimum contract length?
No long-term lock-in. Most clients start month-to-month and stay because the service works — our client retention rate is 98%. Cancel with 30 days’ notice.
What’s the difference between janitorial and office cleaning pricing?
“Janitorial” typically refers to nightly, high-frequency service for large buildings. “Office cleaning” often means smaller offices with 2–5x/week service. Rates per square foot are similar; total cost depends on frequency and scope.
Do NYC office buildings require a Certificate of Insurance?
Nearly always. We carry $2M general liability, workers’ comp, and umbrella coverage, and we issue COIs listing your building management as additional insured. Typical building requirements are met by our standard policy.
