Short answer: in a Miami high-rise, the cleaning itself is the easy part. What separates a good office cleaning company from a frustrating one is everything around it: insurance paperwork your building will accept, crews who know the freight elevator schedule, the same people every visit, and a fixed price in writing. If a company cannot answer the ten questions below quickly, keep looking.
Why high-rise offices are different
A ground-floor office in a strip center has a key and a parking space. A suite on the 28th floor in Brickell has a property manager, a security desk, a loading dock, a freight elevator with booked hours, and rules about who can be in the building after 7 p.m.
Your cleaning company works inside those rules every night. When they do it well, you never hear about it. When they do not, you hear from building management.
The 10-point checklist
Use this when you compare office cleaning companies in Miami.
| # | Ask this | What a good answer sounds like |
|---|---|---|
| 1 | Can you issue a Certificate of Insurance naming my landlord and property manager? | “Yes, before the first visit, and we update it when the building’s requirements change.” |
| 2 | Are your cleaners employees or subcontractors? | “W-2 employees we hire, background-check and train.” Subcontracted crews change without notice. |
| 3 | Will it be the same crew every visit? | “Yes.” Building security gets to know them. So do you. |
| 4 | Have you worked with freight elevator and loading dock schedules? | They should ask which building you are in and what its vendor hours are. |
| 5 | How do you handle security sign-in and badges? | They follow your building’s procedure and keep a named list of who is on site. |
| 6 | What is included in every visit? | A written scope: workstations, conference rooms, reception, kitchens, restrooms with restocking, trash and recycling, floors, high-touch surfaces. |
| 7 | How is pricing set? | A fixed monthly rate in writing after a walk-through. No surprise line items. |
| 8 | Who do I call when something is missed? | One named account contact who answers the same day. |
| 9 | Is there a long-term contract? | Month-to-month or a short initial term, with 30 days’ notice. |
| 10 | How soon can you start? | One to two weeks is normal once building onboarding is done. |
What it costs
Most smaller Miami offices run $150 to $500 per visit, and recurring service typically starts at $1,200 a month. Larger and multi-floor spaces are priced per square foot after a walk-through. Frequency, restroom and kitchen count, and floor type move the number more than anything else. There is a full breakdown on our office cleaning cost in Miami page.
Does a high floor cost more? Not by itself. Access does: tight freight elevator windows and long sign-in procedures add time to each visit. A good company scopes that during the walk-through so it is in the quote, not a surprise in month two.
After hours, day porter, or both
Most Miami high-rise tenants are cleaned in the evening, inside the building’s vendor access hours. Client-facing offices, such as law firms, wealth managers and corporate headquarters, often add a day porter during business hours for restroom checks, kitchen resets and conference rooms between meetings.
If your lobby or suite has stone, terrazzo or polished concrete, ask about periodic floor care as well. Miami’s rain and sand are hard on entry floors. Our office floor cleaning schedule by floor type shows how often each surface needs attention.
What onboarding should look like
- A 15-minute walk-through, in person or virtual.
- A written quote within one business day.
- Building paperwork: the COI, vendor registration, and crew names for the security desk.
- A first clean with a supervisor on site, followed by a check-in call.
- A steady schedule with the same crew. Most new offices start within one to two weeks.

Frequently asked questions
Do Miami office buildings require a Certificate of Insurance from cleaning vendors?
Most managed buildings do, especially in Brickell and Downtown. Expect the building to ask for a COI naming the landlord and property manager as additional insured before a vendor is allowed upstairs.
Can office cleaning be done during the day in a high-rise?
Yes, but most tenants choose after-hours cleaning so staff are not disturbed, then add a day porter if the office is client-facing.
How often should a Miami office be cleaned?
Offices with daily client traffic are usually cleaned five nights a week. Smaller professional suites often do well with two or three visits a week. Restrooms and kitchens set the floor: if they are shared by more than about ten people, plan on at least three visits.
What is the difference between janitorial service and office cleaning?
In practice, very little. “Janitorial” usually means nightly service for larger buildings, and “office cleaning” usually means a tenant’s own suite two to five times a week. The tasks and the per-visit pricing logic are the same.
